Context

The Construction Project Manager has overall responsibility for managing construction and renovation projects, from early-stage studies through to handover. They ensure that project objectives for cost, schedule, quality, safety and performance are achieved.

They manage several projects simultaneously at different stages of development, including new-build, major renovation and restructuring projects, under two delivery models: Direct Owner-Led Project Delivery or Technical Assistance to the Owner.

Under Direct Owner-Led Project Delivery, Club Med directly manages the project and contracts with architects, engineering consultancies, consultants and contractors. Under Technical Assistance to the Owner, Club Med supports an owner who directly delivers the project; the Project Manager represents Club Med’s interests, ensures that its standards and requirements are incorporated, and coordinates internal stakeholders to ensure that the project meets operational needs.

Missions

Responsibilities

  • Manage and coordinate projects from early-stage studies through to handover.

  • Act as the primary Construction point of contact for the various stakeholders.

  • Coordinate internally with the Development, Architecture & Design, Technical & Maintenance, Operations, Procurement, Legal and other relevant teams.

  • Identify risks, matters requiring decisions and deviations from project objectives, and provide regular reporting.

Direct Owner-Led Project Delivery

  • Manage feasibility studies, project brief development, design and project development

  • Establish and maintain the budget, master schedule and risk register.

  • Ensure accurate and regular financial monitoring of each project, in close collaboration with the Management Controller: commitments, expenditure, estimate at completion (EAC), budget variances and matters requiring decisions.

  • Organise tender processes, analyse bids and manage the contracting of consultants, service providers and contractors.

  • Coordinate the design team and all other project stakeholders.

  • Manage the construction phase through to acceptance/handover, close-out of outstanding items and transfer to Operations.

Technical Assistance to the Owner

  • Represent Club Med in dealings with the owner and the owner’s project team.

  • Ensure that Club Med standards, briefs and requirements are properly incorporated into the design and delivery of the project.

  • Organise the review of studies and documents produced by the owner and its consultants.

  • Coordinate the input and approvals of Club Med’s internal experts, consolidate their comments and ensure they are communicated to the owner.

  • Identify deviations from Club Med standards, assess their impacts and manage their resolution with the owner.

  • Monitor project progress and raise alerts regarding risks that could affect product quality, operational viability, cost or the opening schedule.

  • Support the project through acceptance/handover, commissioning and preparations for the opening of the Resort.

Responsibilities & Autonomy

The Project Manager is responsible for the proper delivery of their project portfolio in accordance with applicable procedures and delegated authorities. They identify matters requiring decisions, make recommendations and promptly escalate any significant deviation.

Key Interfaces

  • Internal: Development, Architecture & Design, Technical & Maintenance, Operations, Management Control, Procurement, Legal…

  • External: Owners, architects, engineering consultancies, cost consultants/quantity surveyors, owner’s representatives/project management consultants, technical inspection bodies, contractors, public authorities and local partners.

Profile

  • Higher education qualification in building construction, civil engineering, architecture or engineering.

  • Significant experience managing real-estate or construction projects, ideally on the owner/client side, within a design/engineering consultancy, or with a general contractor.

  • Experience of complex and/or international projects would be an advantage.

  • Strong technical knowledge of building construction and a sound understanding of interfaces between trades and disciplines.

  • Strong command of cost / schedule / quality management and project management tools.

  • Strong command of project financial monitoring: budget, commitments, expenditure, estimate at completion (EAC) and variance analysis.

  • Experience of construction contracts, tender processes and contract administration.

  • Ability to analyse technical documents, drawings, cost estimates and schedules.

  • Professional working proficiency in English

  • Autonomy, accountability and sound decision-making skills.

  • Rigour, forward planning and the ability to manage multiple priorities.

  • Cross-functional leadership and the ability to align and engage multiple stakeholders.

  • Strong negotiation skills, concise communication and a results-oriented mindset.

Conditions

  • Permanent contract.

  • Based in Lyon.

  • Geographic scope : EMEA / depending on project portfolio.

  • Regular travel within France and internationally, with site presence tailored to the phases and key issues of each project.

  • Valid driving licence required.

  • Current hybrid working policy: up to 8 remote working days per month, subject to manager and team approval, with the possibility of taking one full remote-working week per quarter.
